It's Okay to Take Your Time

The Questions Every Rightsizer Asks

“Is now the right time to make this move?”

There's no magic date — this move is about how you're feeling, not what the calendar says. If the upkeep's wearing on you, or you're ready to unlock equity you've built over decades, it's worth exploring. I'll help you see what a move actually looks like, so you can decide with confidence, not pressure.

“What's our home worth — and what will we really net?”

This is where honesty matters most. Your sale price isn't your take-home: commission, legal fees, and adjustments come off the top. Before we list, I'll give you a clear, no-surprises breakdown — your real number, so you can plan your next chapter around it.

“Where would we even go?”

Calgary has real options for this stage: bungalows for single-floor living, villas and half-duplexes for less upkeep, and well-run condos with no yard work at all. And often you can stay in the community you love. We'll tour what's actually out there — you might be surprised how much fits, close to home.

“How do we handle a houseful of memories?”

This is the part nobody talks about, and it's real. Downsizing isn't just real estate — it's deciding what comes with you and what you're ready to let go. We do it on a patient timeline, and I can connect you with trusted help for the sorting and the sale. No rushing. Your pace.

Why Rightsizers Work With Me

Rightsizing should feel like freedom — not a fire sale.

When you've spent decades in one home, this transition deserves patience and respect — not a transaction mentality.

I learned early that rightsizing isn't about speed. It's about clarity: knowing your numbers, understanding your options, and feeling genuinely confident when you step into your next chapter. As a former teacher, explaining the why — commissions, timing, the low-maintenance trade-offs — is just how I work, so you're never guessing.

I ask questions first, and I listen to what matters to you — whether that's staying in your community, finding single-floor living, or simply unlocking the equity you've built. Then we move at your pace. There's no rush here. Just clarity, and a plan that feels like a step forward.

How I Help Rightsizers Transition

You won't be rushed, and you won't be left wondering. Here's how we move from "thinking about it" to settled into your next chapter.

01

Your Equity & Net-Proceeds Picture

We run the real numbers first — what your home's worth today, minus the actual costs — so you know the exact figure that lands in your account. No surprises.

02

Map Your Next-Chapter Options

Bungalow, villa, condo, or an adult-living community? And can you stay in your neighbourhood? We explore what's realistic and what genuinely fits your life.

A Plan for the Home — and the Belongings

Decades of memories need a patient timeline. We sort what travels with you, what sells, and what finds a new home — with trusted help so you're not doing it alone.

04

Sell for Top Dollar

Smart staging, honest pricing, and a market-tested plan make sure you unlock every dollar your home's equity is worth — the equity that funds your next move.

05

Time the Sale & Purchase

We coordinate your sale and your next home so you're never rushed into a decision or caught between two places. Smooth and intentional, start to finish.

06

Settle Into Your Next Chapter

Rightsizing in Calgary FAQs

It's different for everyone, but common triggers are kids leaving home, the upkeep of a larger property becoming tiresome, or a shift in lifestyle priorities. If you've owned for 10+ years, you likely hold significant equity. A conversation with a realtor and a mortgage professional will show whether the numbers make sense for you right now — there's no need to rush the decision.
Your take-home is your sale price minus the costs that come off the top — realtor commission, legal/closing fees, property-tax adjustments, and any repairs or staging. There's generally no capital gains tax on a principal residence (see below). The exact figure depends on your price and home, so before listing I'll run a detailed, no-surprises breakdown of your real net proceeds.
Generally, no. Canada's principal residence exemption means the gain on your primary home usually isn't taxed (you'll still pay commission and legal fees). Different rules can apply if you rented out part of the home or own other properties. Confirm your specific situation with an accountant before you sell.
It depends on your timeline and the market. Selling first gives you a firm budget and your exact net proceeds before you shop — many rightsizers prefer that certainty. Buying first lets you move at your own pace but may mean carrying two homes briefly. We'll weigh both and coordinate the dates so you're never caught in between.
A few strong ones: bungalows (single-floor living, no stairs), villas / half-duplexes (own your land with far less upkeep), condos or apartments (no yard work, exterior maintenance included), and adult-living / 55+ communities (built for this stage, with amenities and like-minded neighbours). Each has trade-offs in price and lifestyle — I'll show you what's available in the neighbourhoods you're considering.
Start early and go slowly. Sort into three groups: what travels with you, what you'll sell or donate, and the keepsakes (photos, documents) that matter most. An estate liquidator or downsizing specialist can manage the sale of larger pieces, and local charities and marketplaces help place the rest. This isn't a one-weekend job — give yourself the time, and lean on the help I can connect you with.
