Buying in Calgary FAQs
In Canada you can buy with as little as 5% down on the first $500,000 of the price, and 10% on any portion above that (up to $1.5M). Below 20% down, you'll pay mortgage default insurance, which is added to your mortgage. A larger down payment lowers your payments and can remove that insurance — a mortgage broker can show you the trade-offs for your situation.
A deposit is money you put down with your offer to show you're serious; it's held in trust and applied to your purchase at closing. In Calgary it's commonly a few percent of the purchase price, though there's no fixed rule. A stronger deposit can make your offer more attractive to a seller, especially in a competitive situation.
Typically around 1.5% to 4% of the purchase price — legal/conveyancing fees, title insurance, an inspection, an appraisal if required, and adjustments for things like property tax. Alberta has no land transfer tax, which keeps buyer closing costs lower than in many provinces. I'll help you estimate yours up front so there are no surprises.
