Up-and-Coming Calgary Communities to Watch in 2026 and 2027

Up-and-Coming Calgary Communities to Watch in 2026 and 2027

Calgary continues to grow, and with that growth comes a steady expansion of new communities across the city. For buyers, this creates an exciting opportunity to look beyond Calgary’s established neighbourhoods and explore areas that are still developing their identity.

As we move through 2026 and look ahead to 2027, several communities stand out for their combination of new housing, amenities, accessibility and long-term growth potential.

While no neighbourhood can guarantee future price appreciation, communities that are adding homes, schools, parks, retail and other amenities can be worth watching—particularly for buyers who are thinking several years ahead.

Here are a few Calgary communities to keep on your radar.

Rangeview

Located in southeast Calgary, Rangeview is one of the newer communities generating interest. Its garden-to-table concept gives it a different feel from a traditional suburban development, with community gardens, gathering spaces and an emphasis on creating connections between residents.

Rangeview is also part of the broader southeast Calgary growth area, putting it close to established amenities in communities such as Mahogany, Auburn Bay and Seton.

For buyers who like the idea of purchasing in a community while it is still taking shape, Rangeview is one to watch as it continues to develop through 2026 and beyond.

Livingston

In northwest Calgary, Livingston has quickly evolved from a new development into an increasingly established community. It offers a mix of detached and attached homes and continues to see significant construction activity.

One of the biggest advantages of buying in a community like Livingston is the opportunity to purchase a newer home while still benefiting from the larger master-planned community taking shape around it.

Livingston is also well positioned for access to major roadways, including Stoney Trail, making it appealing to buyers who want newer housing without giving up convenient connections around the city.

The community is still in an active growth phase, which means buyers should consider both what is available today and what is planned for the neighbourhood in the years ahead.

Glacier Ridge

Glacier Ridge is another northwest community worth watching as Calgary continues to expand toward the city's western edge.

New communities in this part of Calgary are attracting buyers looking for modern floor plans, newer construction and access to the amenities of northwest Calgary. As more homes are completed and surrounding infrastructure develops, communities such as Glacier Ridge have the potential to feel very different in a few years than they do today.

For buyers who are comfortable being part of a developing neighbourhood, this can be an area worth exploring.

Wolf Willow

South of Calgary's established communities, Wolf Willow has attracted attention for its location near the Bow River and Fish Creek Park.

The natural setting is a major part of the appeal. Buyers who value pathways, outdoor recreation and access to green space may find Wolf Willow particularly interesting.

It is also part of a larger area of southeast and south Calgary experiencing continued residential growth. As surrounding communities mature, Wolf Willow could benefit from an increasingly connected network of amenities and services.

Hotchkiss

Hotchkiss is one of Calgary's newer southeast communities and is another area to keep on the radar heading into 2027.

Its location near Highway 22X provides access to major transportation routes, while its proximity to established southeast communities gives residents access to amenities that are already available nearby.

For buyers who are looking for a newer home and are willing to watch a neighbourhood grow around them, Hotchkiss could be an interesting option.

Logan Landing

Located in southeast Calgary near Seton, Logan Landing is another newer community worth keeping an eye on.

One of the advantages of buying in an emerging area is being close to established amenities without necessarily paying the same premium associated with some of Calgary's more mature, highly sought-after communities.

With Seton continuing to serve as a major shopping, employment, healthcare and recreation hub for the southeast, the surrounding communities are benefiting from the infrastructure already developing in the area.

What Makes an Up-and-Coming Community Worth Watching?

When considering a newer Calgary community, it's important to look beyond the house itself.

Here are a few things I recommend buyers consider:

Transportation: How easy is it to get to major roads, transit and other parts of the city?

Schools: Are schools already operating, planned or expected as the population grows?

Amenities: Look at nearby shopping, recreation, restaurants, parks and services—not just what exists today, but what is planned.

Community development: A neighbourhood can look very different once construction is complete. Understanding the overall community plan can help you see the bigger picture.

Housing options: Communities with a variety of housing types can appeal to a broader range of buyers as the neighbourhood matures.

Lifestyle: Ultimately, the best community isn't necessarily the one with the biggest growth story. It is the one that fits how you want to live.

Looking Ahead to 2027

Calgary's growth story is continuing to reshape the city. The City of Calgary currently identifies numerous areas undergoing new-community growth and development, while communities across the north, southeast and west continue to add housing and infrastructure.

For buyers, that creates opportunities—but it also means doing your homework.

An established neighbourhood and a new community offer very different buying experiences. In a newer community, you may get a newer home, modern layouts and the opportunity to grow alongside the neighbourhood. The trade-off can be construction activity, fewer established amenities and a longer wait for the community to fully mature.

The Bottom Line

If you're considering buying in Calgary in 2026 or 2027, don't overlook communities that are still developing. Rangeview, Livingston, Glacier Ridge, Wolf Willow, Hotchkiss and Logan Landing are just a few of the areas worth watching as Calgary continues to grow.

The right community will ultimately depend on your budget, lifestyle, commute and long-term plans. If you're considering a move, looking at both today's neighbourhood and tomorrow's potential can help you make a more informed decision.
